General Terms and Conditions of Sale

These General Terms and Conditions of Sale define the rights and obligations of the parties in connection with remote bookings for services offered by Atlantis 12. Any booking made through our platform implies full and unconditional acceptance of these General Terms and Conditions of Sale.

Services include accommodation as well as the additional experiences offered on the site at the time of booking.

Photographs and descriptions are provided for illustrative purposes only and are not contractually binding.

The total price of the booking, including tourist tax and VAT, is displayed before order validation, in Moroccan Dirhams. Certain periods may be subject to a minimum length of stay and/or special cancellation conditions. Any legally mandated change in applicable taxes will automatically be reflected in the rates. Any currency exchange or bank fees remain the client's responsibility.

1) Selecting services

The client selects the desired services and stay dates.

2) Summary

A detailed booking summary is presented before payment.

3) Deposit

A deposit of 50% of the accommodation price is required to confirm the booking. The tourist tax is paid separately, on site, upon arrival. The balance of the accommodation is also paid on site. The booking is considered final and binding as soon as the deposit payment is validated.

4) Confirmation

A confirmation document is sent by email or WhatsApp, following contact with the establishment.

Additional charges

Any services used on site and not prepaid must be paid in full upon departure.

In accordance with Moroccan regulations applicable to tourist accommodation establishments, Moroccan national couples wishing to stay in the same room may be asked to present a marriage certificate or other official document confirming their marital status at check-in.

In accordance with applicable regulations, guests submit a copy of their ID before arrival, via a secure link sent to them. Failing this, the police registration form is completed on site, upon arrival, on presentation of a valid ID.

Stay conditions

Check-in: from 3:00 PM. Check-out: until 12:00 PM (noon).

House policy

The establishment welcomes adult guests only, aged 15 and above, with no exception, including in the case of a full-property buyout. Pets are not allowed. All rooms are strictly non-smoking.

The client agrees to comply with the establishment's house rules. In the event of behavior contrary to public decency, public order, or the house rules, the establishment may require the client to leave immediately, without compensation or refund.

Photographs, descriptions, and information on the website are provided for illustrative purposes only and have no contractual value. Atlantis 12 cannot be held liable for the non-performance or improper performance of a booking in cases of force majeure, third-party actions, client actions, or any event reasonably beyond its control, including: internet unavailability, external intrusion or cyberattack, computer viruses, prepayment declined or unauthorized by the client's bank, or failure or malfunction of networks, equipment, computer systems, electricity, or water supply services.

Any irregular, incomplete, fraudulent booking or payment, or one attributable to the client, may result in cancellation of the booking without compensation. The establishment will make reasonable efforts to inform clients of any works, technical interventions, or events likely to cause temporary inconvenience during their stay.

Two rate plans are offered at booking:

Flexible Plan (14 days)

Free cancellation up to 14 days before arrival. Between 14 and 7 days before arrival: 50% of the total amount charged. Less than 7 days before arrival: full amount charged.

Non-refundable Plan

No cancellation or modification possible. The full amount paid remains with the establishment, regardless of the timing.

In both cases, in the event of a no-show without prior cancellation, the full booking amount remains due.

We cannot be held liable for any delay or failure caused by an event of force majeure or any circumstance reasonably beyond our control, including: natural disaster, pandemic, fire, act of terrorism, flood, major technical failure, or disruption of essential networks or services.

All content on the website (text, images, logos, illustrations, trademarks) is protected under intellectual property law. Any reproduction or use without prior authorization is prohibited.

Atlantis 12 reserves the right to modify these General Terms and Conditions of Sale at any time. New terms take effect as soon as they are published on the website.

These General Terms and Conditions of Sale are governed by Moroccan law. The parties shall make reasonable efforts to resolve any dispute amicably before initiating legal proceedings. Any dispute shall be submitted to the competent courts of Morocco.

Electronic acceptance of these General Terms and Conditions of Sale, together with booking validation, has the value of an electronic signature and constitutes proof of the exchanges and transactions between the parties.
